I used a narrow timing advantage to define the destination
At the former Myrtle Beach Air Force Base, nationally recognized home builders were moving into a large redevelopment.
RWO Acquisitions was smaller, less known, and held less land — but it was first. We had fewer than seven months before the larger developers brought their projects to market.
Most would have treated that window as a race to launch one community.
I saw an opportunity to shape how the entire area would be understood.
If we could establish the identity of the place before competitors arrived, RWO could create influence beyond the boundaries of its parcel.
I developed the name Withers Preserve, connected it to Myrtle Beach history, and positioned the community around heritage, preservation and seaside living.
I coordinated signage, branding, media, community outreach and civic engagement; involved local and state leaders, including the Governor of South Carolina; initiated a sustainability partnership with GE; and selected the brokerage leadership needed to convert the story into sales.
The identity became the market's reference point. Larger developers began using it to locate and name their own projects.

RWO later refinanced the property at a significantly higher valuation, creating capacity to acquire an adjacent parcel and expand its position.
